Gathering paperwork early is the fastest way to move from "thinking about it" to "approved." Here's what each program typically requires. Your Gateway to Housing counselor will help you organize every item.

HUD Homebuyer Counseling

For Your Home Loan & Counseling File

  • Driver's license or state ID / passport
  • Social Security card
  • Most recent 2 months of pay stubs
  • 3 months of bank statements (checking & savings)
  • Last two years of W-2s
  • Most recent year's income tax return
  • If self-employed: profit & loss statement plus tax returns for past years
  • Any additional items your counselor requests

Purchase Assistance Program

  • Mandatory County Orientation certificate (all adult household members)
  • Homebuyer Education certificate from a HUD-certified agency — we provide this
  • Pre-approval letter from a first-mortgage lender
  • Valid driver's license / state ID (all adults)
  • U.S. birth certificate, passport, or naturalization certificate (all household members)
  • Verification of Deposit or recent statements — all accounts (checking, savings, CD, IRA, retirement)
  • Two most recent years of signed federal tax returns + W-2s/1099s
  • Child-support documentation (or proof of none) and legal documents (divorce, adoption, restraining order)

Foreclosure Prevention Program

  • Verification of all household income
  • Foreclosure demand / mortgage default letter
  • Verification of Deposit for all current accounts
  • Two years of signed tax returns + W-2s/1099s (three years if self-employed)
  • Copies of all mortgages and warranty deeds
  • Homeowner's insurance declaration page
  • Valid photo ID
  • Child-support documentation (or proof of none) and legal documents (divorce, adoption, restraining order)
